Johnson County Facilities Management is seeking a driven and enthusiastic Project Manager to represent the interest of the County Department’s we serve throughout all project phases – from inception, planning and design to construction, completion, and closeout. This position has an emphasis in interior project types, including space planning, finish selection and furniture specification, and offers the opportunity to manage a wide variety of construction projects. The Planning Design & Construction team within Facilities Management services several County departments/agencies which occupy approximately 2.4 million square feet of space throughout 77 buildings.

 

Located in downtown Olathe, Kansas, the Planning, Design and Construction Team is made up of 14 staff that is part of the County’s Facilities Management Department which also includes maintenance, custodial, grounds, fleet, warehouse, mail, courier, and a print shop. The Department of Facilities Management employs approximately 200 staff and continues to grow. The role of a Project Manager is instrumental in supporting the positive growth of Johnson County Government and provides an opportunity to give back to the community in meaningful ways. Job Description

Responsibilities Include: 

  • Serves as project manager with oversight for the execution of assigned projects typically under $250,000 and of minimal complexity in terms of stakeholders, number of contracts involved, scope of work, occupancy type and/or function and timeline expectations.
  • Leads the development and management of project parameters such as: scope of work, budget, timeline and project team (stakeholders, consultants and vendors).
  • Coordinates the project process to ensure the intended goals are met; prepares and participates in presentations illustrating the project intentions.
  • Ensures all code and governing jurisdiction requirements are in compliance to support the project, including organizational requirements for safety, environmental health and sustainability policies and design guidelines.
  • Leads the development of projects, budgets and schedule for move, add, change MAC requests typically related to furniture, finishes, and moves.
  • Coordinates the design process to ensure the design meets the intedended goals of the project; prepare presentations illustrating the project intentions such as furniture reconfiguration and space drawings.
  • Manages projects with supervision and coaching of soft skills including: communication, professionalism, critical thinking, problem solving, and organizational skills, etc.
  • Participates in the execution of assigned projects greater than $250,000 and/or increased complexity.
  • Communicates and provides reports and presentations outlining the project status to the customer and stakeholders; leads activities with internal and external resources by promoting a culture of high performance.
  • Participates in a wide variety of procurement processes for projects and/or county-wide contracts including informal bid, Invitation for Bid (IFB), Request for Proposal (RFP), etc.
  • Implements department and county-wide guidelines, procedures, standards and strategic planning criteria.

 

Job Requirements

Minimum Job Requirements

  • Associate’s degree in the following field(s) of study: Architecture, Engineering, Interior Design, Management, or related field
  • Two (2) Years Related Experience
  • Demonstrated ability to take a lead role on projects from start to finish
  • Demonstrated ability to develop project schedules and manage to project completion
  • Proven track record of proactive approach to problem resolution
  • Demonstrated ability to successfully manage more than one project at a time
  • Strong communication skills and ability to manage end-user expectations
  • Proficiency in computer applications (Microsoft Office, Bluebeam)
  • Competent understanding of the design process
  • Demonstrated sound judgment in assessing problems or design challenges and uses effective approaches for choosing a course of action and developing appropriate solutions
  • Proven understanding of the purpose and use of vendor and contractor documents, including construction documents, furniture plans, product specifications and furniture specifications. Proven ability to review them for accuracy and resolve discrepancies. Also reviews discipline supplier documents and other discipline’s supplier documents for accuracy
  • Possess a valid driver’s license with an acceptable driving record

Experience can substitute for education.  Education can substitute for experience.

Preferred Job Requirements

  • Bachelor’s degree in the following field(s) of study: Architecture, Engineering, Management or related field
  • Four (4) Years of progressively responsible facilities management, design, or construction management experience
